OGK International Real Estate Ltd ("OGK", "we", "us") provides property introduction and advisory services to prospective buyers, focused on the London new-build market. We help buyers understand the market, compare a focused shortlist of selected developments, and, where appropriate, introduce them to developers or their appointed sales partners.
We are an advisory and introduction business. We are not an estate agent acting in the sale of a specific property on a seller's instruction in the conventional sense, and we do not hold or handle client money for property purchases.
Nothing on this website, and nothing said in the course of our service, constitutes regulated financial advice, mortgage advice, investment advice, legal advice or tax advice. We are not authorised or regulated by the Financial Conduct Authority.
Decisions that require such advice should be taken only after consulting an appropriately qualified and, where relevant, regulated independent professional, for example an independent mortgage adviser, a solicitor, or a tax adviser. We are happy to introduce you to independent professionals, but the advice they give is their own.
We may receive a referral fee or commission from a developer or their sales partner if you proceed with a purchase following an introduction made by us. This is a common arrangement in the new-build market.
Property values, rental income and yields can fall as well as rise. We do not, and cannot, guarantee any financial return, rental yield, capital growth, occupancy, resale value or future availability. Any figures, estimates, projections or calculator outputs shown on this website are indicative only, may rely on assumptions, and must not be relied upon as a forecast or promise.
Developments, images, prices and specifications shown on this website are illustrative examples drawn from publicly available information, unless expressly stated otherwise. They do not represent live availability or current pricing. Specific developments, current availability and pricing are discussed and confirmed with the relevant developer at the time of enquiry.
We reference a relationship with a specific developer publicly only where an appropriate introducer or agency agreement is in place. The appearance of a development name or image on this website, on its own, does not assert a formal relationship with that developer.
The purchase of UK property is subject to anti-money-laundering (AML) law. As part of a transaction you will be asked to verify your identity and to provide evidence of your source of funds, by us, by developers and by your solicitor. These checks are a standard and legitimate part of buying property in the UK.
You remain responsible for your own decisions. We strongly recommend that you take independent legal, financial and tax advice before committing to any property purchase, and that you read all contractual documents carefully, including lease terms, service charge information and reservation and sale agreements.
