Most buyers approaching London from abroad encounter one of two things: an agent paid only to sell a single project, or a social-media account promoting whatever pays best. Neither gives a balanced view.

OGK International Real Estate was founded by a Turkish architect who lives in the UK and has personally been through the process: buying investment properties, purchasing new-builds directly from developers, arranging mortgages, instructing solicitors, managing lettings, and assessing opportunities from both a design and an investment standpoint.

We do not list every project in London. We monitor selected developments from reputable developers, apply an architect's and an investor's eye, and help each buyer compare a focused shortlist against their own objectives, with no pressure and no agenda beyond a decision that genuinely fits.

OGK International Real Estate was founded by a Turkish architect and UK-based property investor who has personally navigated every stage of the UK property process — as a buyer, not a salesperson.

That means mortgages arranged, solicitors instructed, new-builds purchased directly from developers, lettings managed, and buildings assessed with an architect's eye. This is the difference at the heart of the firm.

We are also the advisory arm of the OGK group, which includes OGK Construction & Investment Ltd, bringing a construction and investment perspective that no other boutique in this market can offer.

The things buyers
most often ask.

A reservation holds a specific property for you, with a reservation deposit and a reservation agreement. The deposit is credited against your contract deposit at exchange, and you can cancel in writing at any time before the reservation expires. New-build reservation agreements typically give you a 14-day cooling-off period in which the deposit is returned in full; after that, stated costs such as administration and any legal fees already incurred may be deducted. The exact figures are in your agreement, so read it before you pay. Exchange of contracts comes later, once your solicitor is satisfied; at exchange (often with around a 10% deposit) the purchase becomes legally binding. We make sure you understand each milestone before you reach it.
Most London flats are sold leasehold: you own the home for a long fixed term (often 990–999 years on new-builds) while another party owns the building and land. This is normal in England; what matters is the length of the lease and its terms, which your independent solicitor will review carefully.
An annual charge for the upkeep of shared parts and services: maintenance, security, landscaping, and sometimes a concierge, gym or residents' facilities. We explain the likely charge up front so it's part of your decision, never a surprise.
We may receive a referral fee or commission from a developer or sales partner if you proceed with a purchase through our introduction. We're always open about this, and it doesn't change the price you pay. If any buyer-side fee were ever to apply, we would agree it with you in writing beforehand.
Often, yes: a number of lenders work with international buyers, though terms and deposit requirements differ. We're not mortgage advisers, but we can introduce an independent, regulated adviser who specialises in lending to overseas buyers.
Anti-money-laundering (AML) checks are a standard, legitimate part of buying property in the UK. You'll verify your identity and provide evidence of where your funds come from: to us, to developers and to your solicitor. We help you prepare in advance so this runs smoothly.
Yes. Many international buyers complete remotely, using structured online presentations, an independent solicitor and digital signing where permitted. We coordinate the moving parts so distance isn't an obstacle.
No. We're a property advisory and introduction service. Regulated financial, mortgage, legal and tax matters are handled by independent professionals. Our role is to help you understand the landscape clearly and connect you with the right specialists for the decisions that require them.
